Buying Procedure in Grenada

Purchasing property in Grenada is a straightforward process, especially with the guidance of an experienced local agent.

Engage a Real Estate Agent

Work with an experienced local agent who knows Grenada's market and can help you find a property suited to your needs. There is no charge for this guidance — the seller pays the agent's commission.

Submit a Written Offer

Your agent prepares a written Offer Letter and presents it to the seller. Once accepted, you will receive a formal Acceptance Letter confirming the agreed price and terms.

Engage a Local Attorney

Your attorney will conduct a title search at the Land Registry, review the sale agreement, and guide you through every legal step until the Deed is registered in your name.

Sign the Sale Agreement and Pay Deposit

Once your attorney has reviewed and approved the sale agreement, you sign it and pay a deposit of 10% of the purchase price.

Alien Landholding Licence (Non-Nationals)

Non-Grenadian buyers must apply for an Alien Landholding Licence through the Prime Minister's Office. The licence is tied to a specific property, does not require renewal, and typically takes 2–6 months to process.

Conveyance and Final Payment

Your attorney prepares the Conveyance for execution by the seller. You then pay the remaining 90% balance, which is forwarded to the seller's attorney.

Closing and Registration

The purchase process typically takes 3 to 6 months from start to finish, depending on whether an Alien Landholding Licence or mortgage financing is required. Once complete, you become the registered owner of your property.
