Taxes & Fees in Grenada

What taxes and fees do I have to pay as a purchaser?

Alien Landholding Licence (non-nationals only): 10% of the purchase price. Legal Fees: approx. 2% of the purchase price plus 15% VAT. Stamp Duty: 1% of the purchase price. Land Surveyor's fee: approx. 0.5% of the value of the land. Miscellaneous: approx. US$500.

What taxes and fees do I have to pay as a seller?

Property Transfer Tax: 5% of the selling price for nationals and OECS members, 15% for non-nationals. Legal Fees: approx. 1–2% of the purchase price plus 15% VAT. Real Estate Commission: 5% of the purchase price plus 15% VAT. Miscellaneous: approx. EC$500. Note: the first EC$20,000 of the selling price is exempt from Transfer Tax.

What is the Land Surveyor fee?

Approximately 0.5% of the value of the land.

Who pays the Real Estate Agency commission?

The seller pays the real estate agency commission, which is 5% of the purchase price plus 15% VAT.

Buying in Grenada

Do I need to hire an attorney when buying or selling property in Grenada?

Yes — it's highly recommended that you seek professional legal advice when purchasing or selling property in Grenada. An attorney helps you navigate legal requirements, ensures all documents are complete, and protects your interests throughout the transaction. We're happy to recommend reputable local attorneys.

How long does a sales transaction take to complete?

Approximately 3 to 6 months, depending on whether an Alien Landholding Licence or mortgage financing is required.

How much down payment is required by the purchaser?

10% of the purchase price, paid upon signing of the Sale Agreement.

Can a non-national purchase real estate in Grenada?

Yes. You can apply for an Alien Landholding Licence (10% of the purchase price) or invest through one of the Citizenship by Investment programmes.

What documents are required for the Alien Landholding Licence?

Two character references, a banker's reference, and a Police Certificate of Good Character (or police report) from your country of origin or current residence.

Is there a capital gains tax on property in Grenada?

No. Grenada does not currently impose capital gains tax on property sales, and there is no inheritance tax on property passed to heirs.

Renting in Grenada

What types of rentals do you offer?

We offer SGU student rentals, short-term holiday rentals, long-term residential rentals, pet-friendly rentals, and commercial/office leases.

Can I rent a property remotely before arriving in Grenada?

Yes. We regularly assist clients in securing rentals remotely through virtual tours, video walkthroughs, and video call viewings, and can handle paperwork and payment arrangements digitally.
